Job Overview

The Mobile Maintenance Technician is responsible for the operation and maintenance of all building equipment. The Mobile Maintenance Technician is to assist the Property Managers/Facility Manager in maintaining the physical integrity of the property(s). This involves ensuring a safe, secure, and comfortable working environment for tenants, visitors and staff. The Mobile Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Property Managers/Facility Manager. In the absence of the Property Managers/Facility Manager, the Mobile Maintenance Technician will assume all maintenance responsibilities.

Essential Duties and Responsibilities (in no order of priority)

  • Conduct all business in accordance with Company policies and procedures, OSHA, ADA, Fair Housing Act, state and Federal laws.
  • Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions prescribed by the building management.
  • Operate and navigate a service request application on a smart phone device and computer desk top. Utilize the system for Real Time tracking of life safety, tenant service requests, preventative maintenance, and routine maintenance.
  • Responsible for maintaining the professional appearances of the entire property, equipment, engineering spaces, common areas, and tenant spaces.
  • Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
  • Review building operations, preventive maintenance, training, energy management, and equipment status on a frequent basis.
  • Monitor third party vendor services, including but not limited to, landscaping, janitorial, HVAC maintenance/repair, elevator maintenance/repair, generator maintenance/repair, pest control, etc. to ensure vendors are performing work per their continuing service agreements. Communicate service deficiencies to vendors. Escort vendors when needed throughout the property to maintain the safety and security of the property.
  • Respond to commercial tenant requests for service and/or repairs.
  • Other duties are the maintenance and repair of the commercial properties (interior and exterior) including, but not limited to, floor surfaces, other horizontal or vertical surfaces, structures, walkways, awnings, conduits, plumbing and plumbing systems, electrical and electrical systems including lighting, HVAC, generator and transfer switches, repairing locks, doors, hinges, painting of all types of surfaces, the monthly inspection of fire extinguishers and associated life, health & safety equipment, roof maintenance and minor roof repairs, moving furniture, fixtures and office partitions, and other miscellaneous items as assigned as assigned by property management
