JOB TITLE: CONSTRUCTION PROJECT MANAGER JOB#: 10766

LOCATION: Colorado Springs, Colorado

ESSENTIAL FUNCTIONS:

  • One of your top priorities is to monitor a project for "on-time" and "on-budget" delivery.
  • You will help the customer prepare a more realistic scope of work (SOW).
  • You'll will implement and hold all parties accountable to the new SOW.
  • You will work on all data center components:
    • Power - Generator, UPS, Battery, Electrical Switch Boards
    • Mechanical Systems
    • Fire Protection Systems
    • Security
    • Installation of building control systems (BAS, BMS)
    • Commissioning
  • As the trusted partner of our customer, you will ensure that all projects are in compliance with safety requirements.
  • As the team leader, you'll monitor staffing to make sure the requirements are achieved and customer expectations are met.
  • You will serve as the primary standard reviewer, making sure that all of the following items are in compliance with the customer's policies:
    • Clarifications
    • RFIs
    • ASIs
    • Submittals
    • Change Orders
    • Project budget
  • You will provide assurance that the construction is on track with the plans and specifications and within network design standards.
  • As the customer's key on-site representative, you will establish positive relationships on their behalf with members of local municipalities, such as City Inspector, Waste and Groundwater Inspector, Fire Marshall, Electrical Inspector, Plumbing Inspector and Mechanical Inspector.
  • Acting in the customer's best interest, you will provide on-going value engineering to identify potential cost savings and eliminate delays in progress.
  • Each day, you will REPORT project activities with confidence to show the customer the outstanding progress of the project.
  • As the eyes and ears for the customer, you'll join OAC and sub-contractors for weekly meetings to make sure everyone is on the same page working towards a successful project completion.
  • You'll use your Vertex-provided smart phone to snap photo updates of project progress and/or issues.
  • Every month, you'll supply the customer with a fully loaded monthly project status update report so that they can rest assured their project is in the right hands.
  • On behalf of the customer, you'll review and submit (upon approval) monthly Pay Application for payment.

REQUIREMENTS:

  • Between 5-10 years construction management experience
  • Between 5-10 project management experience
  • Extensive experience with building electrical, mechanical, controls, and fire protection
  • Written Daily and Weekly Reporting Mandatory
  • Background in mission critical data center construction
  • Experience working in/with:
    • Telecom
    • DC power
    • Maintenance window
    • Data Centers, Mobile Switching Centers, and/or Central Offices
    • Generators, Medium Voltage Electrical Switch Gear and Chilled Water Systems including AHU's, Cooling Towers and Control's.
  • A solid understanding of Building Architecture, Mechanical, Building Automation System (BAS) Electrical, Structural and Fire Protection.

Work Environment

While performing the duties of this job, the employee is required to frequently inspect the project and may be exposed to ongoing construction and various weather conditions. The noise level in the work environment may range from moderate to loud.

Position Type/Expected Hours of Work

This Full time position is exempt. Days and hours of work may fluctuate based on needs of the client and the project. Minimum work requirement is 40 hours each week, project may require longer hours and "maintenance window" work, which is considered night shift.
