Opportunity Overview: A fantastic opportunity has arisen to join my client, one of the leading real estate companies in the UK, as a Senior Building Surveyor.

Key Responsibilities:
* Managing both Internal Stakeholders and External Consultants ensuring that positive relationships are formed and that tenants receive service delivery in line with my clients Vision and Values.
* Ensuring that updates to the asset design guideline and technical design guide documentation are incorporated, and undertaking regular reviews to ensure that best practice is implemented.
* Advising the portfolio team of any new property management issues which may be relevant to the investment value, let-ability or liquidity of the asset.
* Oversee delivery of Annual LCR projects for your assigned sites, including management of external Consultants & Contractors, Preparing scheme designs with detailed costs, programme for completion of projects and specification of works. Manage whole process from end to end.
* Organising documentation for tender and advising on the appointment of contractors, designers and procurement; ensuring that my clients policy and processes are adhered to.
* Ensuring that projects are completed on budget and to schedule.
* Assisting the portfolio team dealing with planning applications and advising on property legislation and building regulations.
* Determining the condition of existing buildings and services, identifying and analysing defects, including proposals for repairs ensuring that the asset remains compliant with legislative and corporate requirements.
* Manage the preparation of Schedule of dilapidations, obtaining costs for repairs and/or reinstatement; to include reporting on progress and agreeing the ongoing strategy with the portfolio team and Assistant General Manager. Responsible for Negotiating Dilapidations claims for your assigned Assets.
* Instructing works based on Construction Design and Management regulations.
* Periodic review of service partners to ensure that best value is maintained.
* Ensuring that, where appropriate, all monies owing/costed to the landlord or service charge are managed in accordance to my clients policy and procedures.
* Working with the retail design and delivery team, understand the tenant design expectations for the unit and explore/influence opportunities to add value through concept and scheme design.
* Ensuring all fit-out compliance design issues are addressed as part of the approval process ie Life Safety, Health & Safety, Building Control etc. Sign off and snag completed works in collaboration with property to ensure works are in accordance with agreed design and compliance.
* Undertake any other Professional Building Surveying duties as required by my client.

Requirements:
* A background in Building Surveying Consultancy, with experience working or office and retail sites.
* A good understanding of budgeting and financial management
* A history of successful involvement in maintenance, both planned and responsive
* Demonstrable understanding of all elements of Building Surveying and fabric management
* Degree qualified in Building Surveying
* MRICS - Currently working either at Senior Building Surveyor level, or as a Chartered Building Surveyor looking for the next step in their career progression.
